Asbestos Management Case Study

A nationwide property management company with a large commercial property portfolio needed asbestos management plans in order to comply with the Control of Asbestos at Work regulations 2002 and latterly the Control of Asbestos Regulations 2006. They required practical, cost effective advice on how to manage the asbestos containing materials (ACMs) on a property by property basis and also how to prioritise the management work across the portfolio.

Our solution

Any pre-existing asbestos management plans for the properties were reviewed and assessed on whether they complied with the relevant regulations, if the location and extent of ACMs were clearly shown on plans and if concise and practical management recommendations had been made that were relevant to specific ACMs. From this desk based review, EES were able to recommend a course of action for each individual property; this could range from a simple review of the condition of previously identified asbestos to a full resurvey of the property, and Asbestos Management Plan.

The client received a user friendly Asbestos Management Plan for each property including practical and workable management recommendations, accompanied with clear plans showing the locations and extent of identified ACMs. The reports offered advice and management options on a material specific basis. This allowed the client to prioritise their asbestos management, not only for individual properties, but across their portfolio.
